There's been a lot of talk about housing affordability in Vancouver and the continuous upswing of prices for a single family home. To show you exactly by how much, Landcor looked at changes in the median sale price of a single family dwelling in different Vancouver neighbourhoods.

This map uses sales data from the BC Assessment Authority on median house sale prices in Vancouver neighbourhoods from 1996 to 2013. The prices are adjusted for 2013 dollars. The numbers reflected are only for detached homes, and do not include townhomes, apartments or duplexes. Some neighbourhoods, namely Downtown, West End and Fairview aren't shown due to the low number of detached homes.

So what does the data show us:

  • Greatest increases were for West Point Grey (158.1%) and Riley Park (153.2%), lowest increases were for Victoria-Fraserview (60.0%) and Marpole (69.1%)
  • Shaughnessy had the highest median price in 2013 ($3,600,000) whereas Hastings-Sunrise had the lowest ($796,400)
  • Generally speaking, properties north of 41st Avenue and west of Fraser Street had the greatest gains
